Working out a cash sale without closing costs

A little over a year ago, I inherited a home in CO Springtimes, however although I had never been to the area, I was happy by the option. I had only met my Uncle once and was surprised that he left me his house. When I visited, I was not happy by the condition of the property; The home was severely rundown. The roof had obviously been leaking for quite some time and caused considerable water damage to the ceilings, walls and floors. There was mold growth, a musty smell and signs of rodent infestation. All of the appliances were seasoned and in need of replacement. There were multiple broken windows and I knew the electrical panel, plumbing and Heating in addition to A/C would never meet code requirements; Plus, there was a considerable amount of junk and garbage inside and outside of the house. I could barely walk through some of the rooms. I was not interested in keeping the house. I had no desire to sink time and money into cleaning and repairs. I also had no idea how to sell the cabin in its modern condition. A neighbor of mine commanded finding a currency home buyer! Since I live out of state, I was not sure how to handle the process. The currency home client I spoke with was super helpful and proficiencyable, then my associate and I worked everything out via text and were able to schedule a virtual tour of the house. They provided an offer on the cabin in “as-is” condition. I didn’t even need to scrub out the garbage. They also tested the paperwork so that everything proceeded smoothly and quickly.
